By booking and staying at Cielo Flaxton Accommodation (“we”, “our”, “us”), you (“the guest”) agree to the following Terms & Conditions:

1. Bookings & Payment All bookings are subject to availability and confirmation. Full payment is required at the time of booking unless otherwise agreed. Rates are in Australian Dollars (AUD) and include GST (if applicable).

2. Minimum Stay & Occupancy Minimum stay requirements apply during peak periods. Maximum occupancy is 4 guests unless agreed in writing. Additional guests may incur charges or result in cancellation.

3. Check-in & Check-out Check-in: [2:00pm] | Check-out: [10:00am], unless otherwise agreed. Late check-outs are subject to approval and may incur fees.

4. Cancellations & Refunds Cancellations made [14+ days] before arrival will receive a full refund. Cancellations made within [14 days] of arrival are non-refundable. No-shows and early departures are non-refundable. Refunds are not provided where guests are dissatisfied with the property for reasons of personal taste, preferences, or circumstances outside of our control (e.g. weather, local noise, illness, personal emergencies).

5. Guest Responsibilities The property must be used respectfully and lawfully. Smoking, parties, and pets are not permitted unless approved. Guests are responsible for damages, breakages, loss, or excessive cleaning. Repair or replacement costs will be charged to the booking payment method.

6. Liability & Risk Guests stay at their own risk. While we take care to provide a safe environment, Cielo Flaxton is not liable for accidents, injuries, illness, loss, theft, or damage sustained on the property, except where required by Australian law. Guests are responsible for their own safety and must supervise children at all times. We do not accept liability for: Injuries caused by misuse of facilities, slips, falls, or accidents. Disruption caused by external events beyond our control (weather, wildlife, construction, road closures, power outages, etc.). Dissatisfaction based on personal expectations not aligned with our property description.

7. Force Majeure We are not liable for any failure to provide accommodation or services due to events beyond our control (e.g., natural disasters, government restrictions, pandemics). 8. Governing Law These Terms are governed by the laws of Queensland, Australia.
